Everyone deserves a fair chance at finding a place to call home. The Fair Housing Act protects people from discrimination when renting, buying, or financing a home.
What is a Protected Class?
A protected class is a group of people who share a common characteristic that is legally protected from discrimination. In other words, it's illegal for landlords, real estate agents, or lenders to treat people unfairly based on these characteristics.
Who Is Protected Under Fair Housing Laws?

Federal Protections
The federal Fair Housing Act protects people from discrimination based on:
Race
Color
Religion
Sex
National Origin
Familial Status
Disability
Virginia Protections
Virginia state law includes all federal protections plus five more:
Elderliness (55+)
Source of Funds
Sexual Orientation
Gender Identity
Military Status
What If I Face Housing Discrimination?
If you believe you’ve been unfairly denied housing or treated differently because of a protected characteristic, you can take action! File a complaint with:
U.S. Department of Housing and Urban Development (HUD)
Virginia Fair Housing Office (part of the Virginia Department of Professional and Occupational Regulation)

Fair housing laws exist to ensure equal access to housing for everyone. If you qualify for a home, you should never be denied because of who you are. Fair housing is your right, not a privilege!
